ABOUT THE TECHNOLOGY
Infra-Tex Inspections utilizes specialized equipment to help a buyer or owner learn more
about a building.  The most powerful tool we use is an infrared, thermal imager.  This
instrument enables the inspector to go beyond what is seen with the naked eye.  

Although the
infrared camera looks similar to a digital camera, it is sensitive to thermal
energy rather than visible light.  The images captured by the infrared camera reveal small
temperature differences in a surface.  These temperature differences are direct clues to
what is happening below the surface.  For example, when subjected to an external
temperature change, a wet area will maintain its temperature longer than a dry area.
 Wet
areas will also tend to be cooler, due to the cooling effect of evaporation.


Infrared images can also indicate areas that are poorly insulated, therefore loosing precious
energy.  Poor electrical connections can also be detected if they are overheating.

Once a suspicious area is identified, other tools can be used to confirm the situation.  In
some cases, a moisture meter may be used to check below the surface.

DO YOU NEED INFRARED?
In the past, infrared imaging equipment was rather expensive.  However, recent
developments have made this technology more affordable.  Therefore, the additional cost
for an infrared scan is very reasonable, especially given the extra knowledge gained.

When you consider the investment you are making on a home or other building, the
additional cost for an infrared inspection is really quite small.  The additional information
can be used to budget for necessary repairs or renegotiate an offer.
However, some real estate deals may be too good to pass up, regardless of the building’s
condition.  In these cases, an infrared inspection can still be helpful to determine the extent
of repairs necessary.
